A re-inspection provides an independent follow-up evaluation of accessible repairs before an important transaction deadline or final acceptance.

The service may identify incomplete work, visible installation concerns, components that remain defective, or areas that could not be evaluated because access, utilities, finishes, or operating conditions were not available.

How to Prepare for the Re-Inspection

All relevant areas and equipment must be safely accessible. Utilities, pilot lights, and applicable systems should be operating when appropriate. Finished surfaces, stored belongings, locked rooms, disconnected equipment, or missing access panels may prevent a complete follow-up evaluation.

Re-Inspection Scope and Limitations

A re-inspection is limited to the specific items identified in the agreed scope. It is not a complete second New Jersey home inspection, and systems or components unrelated to the listed repairs are not reevaluated unless separately requested and agreed upon.

The inspection is visual and non-invasive. We do not remove walls, finishes, insulation, or completed construction to inspect concealed work. A condition reported as addressed means that the visible and accessible portion appeared corrected at the time of the re-inspection; it is not a warranty, code certification, engineering approval, or guarantee of contractor workmanship.

Permits, approvals, invoices, warranties, and contractor documentation should be reviewed separately. When specialized testing, design, certification, or code verification is needed, evaluation by the appropriate contractor, engineer, municipal official, or other qualified professional may be recommended.

Is a re-inspection the same as another full home inspection?

No. A re-inspection focuses on specific items from the original report or an agreed repair list. A complete evaluation of the property must be scheduled as a separate full home inspection.

When should the re-inspection be scheduled?

Should contractor invoices and permits be provided?

No. Work concealed behind walls, ceilings, floors, insulation, finishes, or other obstructions cannot be verified during a non-invasive re-inspection. Photographs taken before concealment, permits, and contractor documentation may provide additional information.

Does the re-inspection certify that repairs meet building codes?

No. A re-inspection is not a municipal code inspection or professional certification. Permit and code-compliance questions should be directed to the applicable construction official or qualified licensed professional.

Can you inspect repairs listed in another inspector’s report?
